Mortgage rates were on their way up this week, with the 30-year fixed-rate mortgage moving to its highest reading since Sept. 29, 2012, Freddie Mac reports in its weekly mortgage market survey. 
Still, fixed-rate mortgages remain near all-time record lows and “should continue to aid in the ongoing housing recovery,” according to Frank Nothaft, Freddie Mac’s chief economist.

Little advise in case you want to Buy or Sell ! 

  • Homeowners who haven’t refinanced recently are probably paying a higher interest rate on their mortgage than is necessary.  Borrowers should take advantage of today’s record-low mortgage rates while they last.
  • With mortgage rates near the bottom and home prices on the rise, it’s still a perfect time to buy a house.  Buyers should get a mortgage pre-approval before beginning the house hunt.
  • Credit standards remain tight, and as new mortgage rules are unveiled this year, the standards are not expected to loosen.  Borrowers planning to get a mortgage anytime soon are advised to treat their credit score as one of their most valuable assets.  Most borrowers need a credit score of at least 720 to get the best rate.  Borrowers with a credit score of 680 or more can still get a good deal.
  • Sellers with equity should be considering on selling their property to be able to upgrade or down grade, kids moved away, too many rooms, need smaller homes, etc.

90% percent of passwords vulnerable to hacking
Global consulting firm Deloitte released a report recently with an alarming prediction: More than 90 percent of user-generated passwords will be vulnerable to hacking.  The report, prepared by Deloitte’s Canadian Technology, Media & Telecommunications arm, said even those passwords traditionally considered strong — with eight characters and a combination of numbers, letters and symbols — are at risk.
Most people have been told that a strong eight-character password — with a number or two and a random symbol — is sufficiently secure for even relatively high-value financial transactions. Such a password chosen from all 94 characters available on a standard keyboard is one of 6.1 quadrillion possible combinations. It would take about a year for a relatively fast 2011 desktop computer to try every variation, Deloitte says.
And because the longer and more @, * and % symbols are in passwords, the harder they are to remember. So many end up using a very small subset of those possible combinations — which makes user-generated passwords susceptible to getting cracked.
“Most people put a capital letter at the beginning, and if you use a symbol, you probably use an exclamation mark,” says Richard Lee, national managing partner in Deloitte’s Technology, Media & Telecom group.
Deloitte cites a recent study of 6 million user-generated passwords; the 10,000 most common passwords would have accessed 98 percent of all accounts.
The bigger problem, however, is password re-use, says Lee. A study by credit-checking firm Experian last year found that the average user has 26 password-protected online accounts but uses only five different passwords.
So for those who use the same password for their bank account online as for their PlayStation account, a security breach at the gaming site could expose the password that protects their bank account.
Deloitte notes advances in the hardware used to crack passwords that have made sensitive information increasingly vulnerable. One of these includes so-called brute-force attacks, which applies each of the 6.1 quadrillion combinations for an eight-character password until one works.

  • Many real estate agents suggest buyers talk to a lender and have all of their finances squared away before beginning the house hunt, in many occasions since houses are selling so fast, Sellers will not allow to show the property to people without the proof that the buyers are qualified, why would they have to show property to someone not qualified, since they can choose from so many qualified buyers ready to buy and committed to the process.  By completing everything the lender requires, buyers can get a pre- approval letter before submitting an offer, making their offer more valuable.

Short sales are getting much shorter, Freddie Mac says. The mortgage giant launched a Freddie Mac Standard Short Sale program on Nov. 1 that sought to speed up the short sale process and make it easier and more transparent. 
"We estimate that the time to complete a short sale will decrease by approximately 50 percent to 75 percent," as a result of the changes, writes Tracy Mooney, Freddie Mac’s EVP in a recent blog post.

This update came directly from BOFA couple days ago.  


The Bank of America Cooperative Short Sale Program may be able to help your clients complete a short sale if they owe more on their mortgage than their house is worth and do not qualify for the Home Affordable Foreclosure Alternatives (HAFA) short sale program. This program can streamline the approval process and offers financial assistance to help homeowners with relocation and moving expenses.
As of January 15, 2013,
 there will no longer be a temporary foreclosure hold during the Cooperative Short Sale property marketing phase. We may begin or continue the foreclosure process up until a submitted offer to purchase the property is approved by all relevant parties.  Any existing short sale will not be impacted by this change.
Please remind homeowners to pay close attention to foreclosure notices.
