BOFA has sent this new announcement and I believe if you have a need to do a Short Sale in San Diego or Chula Vista we are here to help you.
Please read ahead and see what BOFA says about the TAP.

As of December 5, 2013

Distressed California Homeowners May Qualify for California's Keep Your Home California Transition Assistance Program (TAP)
If your financially distressed California clients can no longer afford their homes and are pursuing a short sale or a deed in lieu of foreclosure, they may be eligible for financial help with their relocation to alternative housing.

The funds come from the Transition Assistance Program (TAP), part of the Keep Your Home California Program.

The state of California is providing up to $5,000 in transition assistance to qualified homeowners who can no longer afford to stay in their homes.  You can help by advising your distressed clients that they must:
  • Apply for the funds through their state's website or by calling 1.888.954.5337.

  • Maintain their property until their house is sold or returned to the lender via a negotiated deed in lieu of foreclosure.
For qualified homeowners, these state funds may be used in addition to any other transition assistance that the homeowner may receive by participating in the Federal Home Affordable Foreclosure Alternatives (HAFA) program or in any other pre-offer short sale program.

To learn more about the Transition Assistance Program's guidelines, and how your clients may qualify, please visit that program's website at http://keepyourhomecalifornia.org.  You can also direct your clients to call 1.888.954.5337 and identify themselves as Bank of America customers.

Zillow scam puts NAR and MLS “on alert!!!!

Zillow Scam Put NAR and MLS on Alert !!

This case represents an unusually intricate listing scam, that escaped detection on a reputable listing site, and hijacked the identity of a real estate agent. And the scam is spreading to other sites

After Inman News brought the case to the attention of the NAR, the group’s general counsel, Laurie Janik, called it the most sophisticated listing scam that she’d heard of.

In addition to harming consumers, such scams may put real estate agents in profession reputation and physical safety at risk.

The follow is a condensed article from staff Teke Wiggin of  Inman news.

Sophisticated Zillow scam puts NAR and MLS on alert

"Ron Bailey can just picture it:  He’s showing a rental listing to some prospects when suddenly, a person he’s never met thunders, “Are you Ron Bailey?”
“Well, of course I’m Ron Bailey,” the Pocono Lake, Pa.- based broker would answer.
Then Bailey says, “Things would start to get ugly.”
That’s because, in this scenario, the menacing stranger would have sent a considerable sum of money to someone he thought was Ron Bailey. And while the stranger would have been expecting to receive keys to the property in return, he would not have heard from Bailey again — that is, until confronting Bailey while showing that property to other prospective renters."

Short Sale Vs Foreclosure?

Brought to you by   SANDIEGOHOUSESHOP.COM   (619) 354-4636  or Click here http://www.sandiegohouseshop.com/contact to Reach a CHULA VISTA AND SAN DIEGO  SHORT SALE SPECIALIST     Hugo Sanchez Realtor

Short Sale VS Foreclosure
  1.  .       The ability to obtain a mortgage in the future
  2.  .       the effect in credit score and credit history
  3.  .       security clearances in a variety of industries
  4.  .       current and future employment
  5.  .       the deficiency judgment

1.-  In a foreclosure homeowners may have to wait up to 7  years to qualify for home loan
in a short sale the homeowner will be able to qualify as longest they are able to meet some criteria.
2. Short so many times will have less of an effect in your credit score versus the foreclosure which may bring your FICO score to less, is then shown that with a short sale your  credit score can be affected with as little as 50 points and in some cases in the little or no change in your credit score.  Credit wise if the reported as paid as agreed or paid as negotiated you will usually remain in your credit from 2 to 3 years.
If foreclosure is reported in your credit score it will last seven years and the foreclosure will remain forever as part of public records.
3.   When it comes to security be clearances foreclosures will almost have a negative effect.  Short sales on their own will rarely have an effect on your clearance. What people don’t understand is that security clearance is needed in many industries around the country not only the military but public servants and government agencies will need it even certain areas of telecommunications and software development will also need.
4. As employers more and more check the employee backgrounds a foreclosure may have a very negative effect in your job. Especially when trying to apply for higher position or brand-new job. Since short sales are not reported on a credit report they go unnoticed by the employer.
5. There is nothing so aggravating that knowing that your home was lost in a foreclosure in the lender is looking to sue you for the amount of what is owed on the foreclose,   when you foreclose on the property that right is forfeited in most of the states. As if you short sale that is been taken care from the beginning and no deficiency judgment will apply because lender will settle with what’s owed.

LOS ANGELES (Jan. 7) – In an effort to conform state law to a federal law passed last week that extended mortgage debt forgiveness, the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) is sponsoring Senate Bill 30, so that California homeowners on the brink of foreclosure can get much-needed debt relief.

SB 30 (Calderon, D-Montebello) will for one more year exempt the taxation of mortgage debt that is forgiven when homeowners and their mortgage lenders negotiate a short sale or loan modification (including any principal reduction).
“We applaud Senator Ron Calderon for acting so quickly on an issue that’s critical to the housing market,” said C.A.R. President Don Faught.  “We urge the California Legislature to also act quickly and pass a measure that will give hope to tens of thousands of California homeowners and provide the vital financial relief they need in order to make important personal financial decisions.”
